We start marketing early in the student year and re-let as groups sign up, so your house is let for next year well before the current tenants leave.

“Repairs take weeks and tenants get angry.”

Tenants report repairs straight to us. We use trusted local contractors and keep you updated, so small jobs don't turn into big complaints.

“I'm not sure I'm compliant with HMO rules.”

We track licences, gas and electrical safety, smoke and CO alarms, and deposit protection, and remind you well before anything expires.

“Rent arrives late, or not at all.”

We chase rent the day it's due, check guarantors before move-in, and pay your rent to you within one working day of receiving it, with a clear monthly statement.

What each fee includes

Let only (£1,200)

Marketing and photos, viewings, tenant referencing and guarantor checks, the tenancy agreement, deposit registration with TDS, and move-in with an inventory.

Full management (12%)

Everything in Let only, plus rent collection and chasing, monthly statements, repairs and maintenance, safety certificate and licence reminders, inspections, and end-of-tenancy and deposit returns. Rent is paid to you within one working day of receiving it.

Contracts only (£420)

For landlords who've found their own tenants. We reference the tenants, prepare the tenancy agreement and collect the deposit. £350 + VAT, paid once.

Rent collection only (2.4%)

We collect the rent each month and pass it on to you with a statement. 2% + VAT of the monthly rent.

    We handle the handover

    We contact your current agent, collect the tenancy documents, certificates and deposit details, and let your tenants know.

    We take it from there

    Rent comes to us from the next payment date, and you have one local team to deal with.

Landlord questions

  • All of Bristol and Bath, including the areas around the University of Bristol, UWE, Bath Spa University and the University of Bath.

  • Usually, yes. It depends on your current agent’s notice terms, and we’ll check them for you before you commit.

  • Within 1 working day of receiving it.

  • Our minimum management contract is 12 months, or the length of the tenancy if it ends sooner.
